How ViewLux Products Fail - and How We Fix Them

  • Fogged glass in the ViewLux 998 Series. We see this most often in older Coral Gables and Pinecrest homes where the original ViewLux impact windows were installed fifteen or more years ago. The 998 Series used a two-part sealant system at the glass edge that breaks down under sustained South Florida humidity. Once the seal lets go, argon escapes and condensation gets between the panes. We replace the insulated glass unit rather than attempting a seal repair, because a resealed unit will fog again inside of two seasons. The replacement IG unit is ordered to the exact glass makeup and thickness the ViewLux frame was designed to carry.
  • Roller and track failure on ViewLux horizontal sliders. The 6000 Series slider is common in Miami mid-century ranches and newer townhomes, and its nylon rollers are the first component to wear out. You’ll notice the panel dragging, jumping the track, or refusing to close flush enough for the multipoint lock to engage. That last symptom is the one that matters: a slider that won’t lock is not an impact window anymore. We replace the rollers with a heavy-duty stainless-bearing set, clean and realign the track, and adjust the strike so the lock engages with one hand.
  • Corrosion at the interlock on ViewLux casement windows facing the bay. Salt air in Brickell, Key Biscayne, and Coconut Grove attacks the interlock stiles where the two casement sashes meet and seal. We find pitting and white oxidation on the aluminum at the interlock and around the corner keys, especially on ViewLux casements that were installed without a proper flashing pan. If the frame is still structurally sound, we clean the corrosion, treat the surface, replace the weatherstripping and corner key, and reseal the perimeters. If the interlock itself is compromised, the honest answer is replacement. A corroded interlock cannot be patched back into an impact-rated seal, and no amount of caulk changes that.
  • Fogging or crazing in ViewLux laminated glass after minor impacts. Laminated impact glass is designed to take a hit and hold, but a smaller object like a golf ball or a fallen branch can crack the outer lite while the inner lite stays intact, and the laminate layer can develop a cloudy or crazed appearance over time. We inspect whether the damage is cosmetic or structural. If the outer lite is cracked and the laminate is intact, the window is still doing its job, but the damage will only get worse. We replace the glass with the correct laminated makeup for your ViewLux series rather than dropping in annealed float glass, which would void any remaining warranty and defeat the purpose of the impact rating.
  • Failed balance systems on ViewLux single-hung windows in older Miami homes. The 7300 single-hung series uses a block and tackle balance that loses tension over years of daily use in humid, salty conditions. When the balance gives out, the sash drops hard, which is hard on the frame, the glass, and anyone standing at the window. We replace both balances as a pair even when only one has failed, because the surviving balance is usually days or weeks behind. Then we set the sash weight and check that the tilt latches still seat cleanly so the unit can be cleaned and closed without a fight.

    The repair or replacement happens. We set the glass in the opening it was measured for, shim and square the frame, level the sill, and torque the hardware to spec. If a window is replaced, we pull and reset the flashing so water drains away from the opening the way it should.

    The test. We run the window through its full range of motion, check the lock engagement on both sides, spray-test the exterior with water, and inspect the interior for daylight at the perimeter. If it doesn’t pass, it’s not done.
