CGI Window Replacement: The Miami Owner’s Guide

CGI builds heavy impact windows, and when one part fails, it’s rarely the glass. It’s usually hardware that gave out first: a balance, a lock mechanism, a weatherstrip that hardened in the salt air. Knowing which series you have matters because CGI parts are not universal across their product lines, and ordering the wrong balance or the wrong shoe costs you weeks of waiting and a second trip charge.
Which CGI Models This Applies To
CGI’s most common residential lines in Miami are the Estate Collection, the Sentinel series, and the Estate Tilt Window. Each uses different hardware sets. The Estate Collection runs on a heavier balance system than the Sentinel, and the Tilt Window has its own latch geometry that does not interchange with the fixed sashes. Older CGI windows from the 1990s and early 2000s often had brass rollers and aluminum shoes that corrode faster than the stainless hardware on newer units.
To identify your window, look for the AAMA label on the inside of the frame, typically along a rail or on the top edge of the sash. It will have the series name and a manufacturing date code. If the label is gone, measure the visible glass width to the sixteenth of an inch and take a photo of the corner construction. We can usually match the part from those two things. For older CJ or Estate models that CGI no longer lists, we have access to quality aftermarket equivalents made to the original extrusion tolerances. On glass itself, we recommend OEM CGI laminated glass over generic impact glass because the interlayer thickness and lamination bond affect how the window behaves in a real weather event, and insurance adjusters in Miami do notice the difference.
Signs Your CGI Window Replacement Is Failing
- The sash drops when you tilt it open. That is a failed balance cartridge or a spiral balance that lost tension. Left alone, the sash will eventually slam down hard enough to crack the corner welds on the frame.
- The locking cam spins without engaging. The lock stile was drilled to accept a specific throw length. When the cam wears flat or the keeper gets wallowed out, the window will close but it will not seal or secure. In Miami, an unlocked impact window is no impact window at all.
- Fog between the panes. The seal has failed, and the desiccant inside the spacer bar is saturated. You cannot repair this. The glass unit must be replaced. Miami humidity makes failed seals show up faster here than almost anywhere else in the country.
- You have to shoulder the window to get it closed. The weatherstripping has flattened and the frame may have settled. The sash is dragging on a shoe or a roller that is no longer rolling. Forcing it will bow the stile over time and wreck the alignment permanently.
- Water beads up on the interior sill after a hard rain. That is usually a drainage weeper that clogged or a sill seal that dried out. On impact windows, the interior seal matters as much as the exterior. Standing water in the track corrodes the hardware faster and invites mold in the wall cavity.

The range comes down to series, glass size, and whether the frame itself is still square. A forty-year-old opening in Coral Gables with a settled sill will cost more than a clean track in a newer Doral home, because we take the time to true the frame before we hang the sash. Some things you can safely check yourself. You can clean a clogged weeper hole with a pipe cleaner and confirm whether a lock cam is visibly worn. You can photograph the AAMA label so you know your series. You can feel for drafts around the perimeter with the back of your hand on a windy afternoon. That is useful information to have before you call.

What we would not recommend is tearing into the sash yourself. CGI impact windows are engineered systems. The glass is heavy, the balances are under tension, and the frame joinery has specific torque requirements. We have pulled more than a few homeowner disassembled sashes out of a bucket to match the same part they mangled, and the repair usually costs twice what a clean removal would have. CGI frames and laminated glass typically last 25 to 35 years in Miami, but hardware components like balances and locks usually need replacement around the 15 to 20 year mark. The salt air near Brickell and the direct sun exposure on west-facing elevations shorten hardware life noticeably. Regular cleaning of the tracks and sill weeps extends it. If your hardware is original and your windows are over 15 years old, budget for some replacement hardware in the next few seasons. A fogged CGI window cannot be repaired. The sealed unit between the panes has lost its seal, and once moisture is inside, there is no way to remove it and reseal the glass in the field. The glass unit must be replaced. The good news is that the frame is almost always fine.
