The cause is almost never the shingle itself. It’s the underlayment wicking moisture from a clogged drip edge, or the starter course installed with the wrong overhang in the first place. We pull the affected courses, correct the drainage plane, and refasten with the proper ring-shank nails at the manufacturer’s specified pattern.
  • CGI Barcelona Tile cracked along the nail line. Miami roofers who don’t know CGI tile will drive fasteners too deep, and the barrel profile cracks right at the nail bed within a few seasons of thermal cycling. We see this on CGI Barcelona tile more than any other line we service. The fix is a full tile replacement with fasteners set to depth, not torque, and a foam adhesive bed that lets the tile move without stressing the fastener hole.
  • CGI Encore Metal panel oil-canning after installation. Encore panels are thin-gauge standing seam, and Miami’s heat plus an installer who overtightened the clip screws produces that wavy, oil-canned look homeowners hate. We correct it by releasing the clips, re-spacing the panel laps, and re-securing to the manufacturer’s clip spacing. It’s time-consuming work, but the panels go flat and stay flat.
  • CGI tile valley flashing corroding at the salt line. We see this from Brickell to Coconut Grove. Standard galvanized valley metal under CGI tile rots out in five to seven years of salt exposure. OEM replacement valleys are fine, but we prefer a heavier-gauge aluminum or stainless valley specified for coastal Miami, then re-bed the tile. The roof looks original, but it sheds water the way it should.
  • CGI shingle seal strips failing on low-slope sections. In Doral and Westchester, plenty of homes have low-slope sections where the CGI shingle seal strip never fully engages. Wind-driven rain gets under the shingle and into the deck. We re-seal with an adhesive approved for CGI’s asphalt composition, and on slopes under 2:12 we’ll recommend a transition to membrane rather than fighting physics.
