Therma-Tru Roof Replacement & Installation in Miami: What to Know First

Therma-Tru roof replacement and installation in Miami typically runs $1,800-$4,200 depending on the roofline, the condition of the existing framing, and which Therma-Tru series you’re installing. Most jobs are completed in one to two visits, and we provide a written, line-item quote before any work begins. We’re an independent Therma-Tru service provider, which means we’re not tied to a manufacturer’s script when it comes to telling you what’s actually wrong and what your options are.

How Therma-Tru Products Fail - and How We Fix Them

Therma-Tru builds a solid door. We’ve installed enough of them across Miami to know where they hold up and where they don’t. The failures we see are rarely the door itself. It’s the installation, the flashing, and the way the roofline above the door was handled.

  • Sill rot on the Classic-Craft and Smooth-Star lines. These fiberglass doors resist rot better than a wood door, but the sill is still vulnerable. In Miami, the problem is usually water wicking up from a poorly sloped apron or a roofline drip edge that terminates too short. Water rides down the door face, pools at the bottom, and soaks the sub-sill. We replace the sill, correct the slope, and extend the drip edge so water sheds away from the opening instead of into it.
  • Header sag over the Benchmark line. Therma-Tru’s Benchmark doors are heavier than most fiberglass doors, and in older Miami homes we regularly see headers that were undersized or sistered incorrectly. The door binds at the top reveal, the weatherstrip tears, and eventually the lock misaligns. We reframe the header to carry the load properly before we set the new door. You can’t shim your way out of that problem.
  • Flashing failures on roofline-adjacent entries. This is the most common Therma-Tru issue we walk into on Brickell and Coral Gables homes. The original installer ran flashing straight across the opening without an end dam, so water enters at the corners where the roofline meets the side jambs. We see the same pattern job after job. The fix is a proper z-flashing detail with end dams, and we use a polyurethane sealant rated for South Florida’s UV load, not whatever was on the truck that day.
  • Warped roofline transition pieces on the Fiber-Classic series. Where a roofline board meets the door frame, expansion and contraction in Miami’s wet-dry cycles will eventually open a seam. Once that seam opens, water gets behind the brickmold and into the rough opening. We pull the old transition, inspect the sheathing, and install a backflashed transition that moves independently of the door frame so the seam can’t re-open.
  • Fogged glass, cracked frames, and binding hinges on older Therma-Tru units near the roof line. If your roofline has shifted even a quarter-inch over fifteen or twenty years, the door is taking stress it wasn’t designed for. We level the frame, re-shim the hinges properly, and replace the glass insert with a sealed Therma-Tru-compatible unit. On doors where the frame itself is tired, we show you the numbers for repair versus full replacement and let you decide with the facts in front of you.

Our Therma-Tru Roof Replacement & Installation Process

We measure everything twice before ordering anything. Dale Kessler’s rule on the whiteboard hasn’t changed since the company started: measure twice, order once, and put everything in writing. Here’s how a typical Therma-Tru job runs from the first call to cleanup.

  1. 1
You call (561) 489-4036. A live person answers. No phone tree. We schedule a time that works, and our technician shows up on schedule, in uniform, background-checked.
  2. 2
We inspect the roofline, the rough opening, the sill, and the flashing. Before we talk about which Therma-Tru door you need, we need to know what’s behind the current one. Dale reads a rough opening carefully before he orders glass or a door. That habit saves customers from costly surprises mid-job.
  3. 3
We write a line-item quote on paper. You see the cost of the door, the flashing materials, the labor, the disposal. No vague “installation included” line. You know exactly what you’re paying for, and that number doesn’t change unless the framing inspection reveals something no one could have seen from the outside.
  4. 4
We order your Therma-Tru door and any structural materials. If you need a Classic-Craft, Smooth-Star, or Benchmark unit, we order it. If a quality aftermarket component will perform as well or better for your situation, we tell you and price both options side by side.
  5. 5
We install, flash, seal, and test. The door goes in square and true. The roofline transition gets backflashed. The sill gets corrected slope. We operate the door a few dozen times to confirm it doesn’t bind, and we check for water intrusion with a hose test before we call it done.
  6. 6
We register both warranty layers before the truck leaves. That’s The Keystone Standard. The manufacturer warranty and our workmanship guarantee are registered in writing, with durations stated, before we pull out of your driveway. If it’s not done right, you have our 90-Day Done Right Promise. No paperwork fights. No arguing.

What Therma-Tru Roof Replacement & Installation Costs in Miami

Pricing depends on which series you choose, what’s hiding behind the current door, and how much roofline work is involved. Here are the ranges we typically see across Miami:

  • Therma-Tru replacement door (Smooth-Star or Fiber-Classic) with standard roofline flashing: $1,800-$2,600
  • Therma-Tru Classic-Craft or Benchmark with custom sizing and roofline correction: $2,800-$4,200
  • Header reframe or structural sill repair (when needed): $400-$900 added to the door cost
  • Full tear-out with rot repair, new flashing, and disposal: $500-$1,200 added depending on what we find

What moves the price most is what we find behind the old door. If the rough opening is square and the framing is sound, you’re at the low end. If the roofline has been leaking for years and the header needs work, the scope grows. That’s why we inspect before we quote, and why the quote is in writing. Call (561) 489-4036 for a free estimate on your specific opening.

Why Miami Homeowners Call TruePane Windows & Doors for Therma-Tru Work

We’ve been at this a long time. Dale Kessler founded TruePane in 2008, but his glazing roots go back to a two-bay shop on the west side of Columbus, Ohio, where his father ran a small operation. That’s more than four decades of cumulative trade experience behind every Therma-Tru install we do in Miami.

We’re also an authorized installer for more than a dozen manufacturer lines, including PGT, CGI, CWS, and ES Windows. That matters when a Therma-Tru door isn’t the only answer for your roofline. We’ll quote your options side by side on paper so you see the real differences in cost, energy rating, and storm performance. We don’t push one brand because it’s easier for us. We show you what’s true about each one.

Every job carries the 90-Day Done Right Promise. If it’s not done right, we make it right. Both warranty layers get registered in writing before the truck leaves. And when you call us, a live person answers. Twenty-four hours a day, seven days a week. That’s not a marketing line. It’s how we run the business, because most of our customers have dealt with the other kind of company. You remember the one that left you with a fogged seal and a door that binds in July. We’re not that outfit.

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."
