ES Windows Sliding & Patio Doors: The Miami Owner’s Guide

We stock, match, and install ES Windows sliding and patio door replacement parts throughout Miami, with most rollers, tracks, handles, and locks replaced in a single visit. Installed part replacement typically runs $185 to $460 depending on the component, and same-week scheduling is the norm for parts we carry on the truck. Most owners discover a failing part the hard way: the door starts dragging mid-July when humidity swells the frame, or the latch stops catching cleanly after years of salt air working on the mechanism.

We’re an independent service provider, not affiliated with ES Windows. What that means for you is straight parts matching and honest labor, without a corporate script attached.

Which ES Windows Models This Applies To

ES Windows sliding and patio doors fall into a few broad series, and the parts are not interchangeable across all of them. The ES 4500 and ES 6700 sliding door lines share a common roller assembly, but the ES 8500 multi-slide uses a heavier tandem roller carriage that will not fit the lighter tracks. Before ordering anything, check the white manufacturer label on the top edge of the door panel, the vertical stile, or the head track. That label gives you the series code and the glass make-up, both of which matter when we’re matching hardware.

For Miami specifically, we see two recurring compatibility gotchas. First, the older ES sliding doors installed along Brickell and Coral Gables in the 1990s used a 1-1/4 inch roller diameter, while the newer production runs use a 1-1/2 inch wheel. Second, the lock keepers on ES patio doors changed slightly around 2012, and the new-style keeper will not seat properly in the old mortise. We measure the old part against the door before we ever place the order. Dale Kessler’s rule applies here: measure twice, order once, and put everything in writing.

On the OEM versus aftermarket question: for rollers and handles, quality aftermarket equivalents from Caldwell and Prime-Line often match or beat the original at a lower price. For weatherstripping, we lean OEM because the ES extrusion profile has a specific bulb geometry that generic replacements don’t hug tightly enough. We’ll quote both on paper and let you decide with the numbers in front of you.

Signs Your ES Windows Sliding & Patio Doors Is Failing

  • Door drags or sticks when opening. The roller wheels are flattened or the bearings are shot. In Miami, the salt-laden air accelerates steel bearing wear, and a door that starts binding in June will likely refuse to move by September.
  • Handle turns but the latch doesn’t engage. The internal lock gear has stripped, or the keeper on the jamb has shifted. On ES hardware, this is often a small die-cast gear inside the lock body, and attempting to force it destroys the handle mortise.
  • Draft or visible light at the meeting stile. The interlocking weatherstrip has compressed or torn. This is also the point where wind-driven rain gets through during summer squalls, so it’s worth catching before the next storm season.
  • Water stains or soft spots under the track. The sill flashing or the track weep holes have failed. In Miami, we regularly see this on doors that were set without enough pitch on the pan, and the repair often involves resetting the track, not just replacing a sweep.
  • Grinding sound when sliding. Dirt and corrosion have chewed up either the rollers or the track surface itself. Replacing a roller set is quick; regrinding or replacing an ES track is a longer, more involved job, and the sooner the rollers are addressed, the less likely the track is beyond saving.

Replacement Cost & What’s Included

In Miami, ES Windows sliding door part replacements run roughly $185 to $460 installed, depending on what failed. A roller replacement on a two-panel ES 4500 door typically lands between $185 and $310 including the parts and the labor to pull the panel, set the new rollers, adjust the height, and re-bed the track. A full handle and lock set runs $165 to $245. Replacing weatherstripping and adjusting the interlock usually falls in the $140 to $220 range. A complete track replacement with re-flashing is the high end, sometimes exceeding $600 when the aluminum is corroded through.

Everything is quoted as a single line-item number before we start: parts, labor, and the trip. No change orders, no surprise line items on the bill. The 90-Day Done Right Promise covers the workmanship, and we register the manufacturer warranty on the part itself in writing before the truck leaves your driveway. If a part we installed fails inside 90 days, we come back and make it right, no paperwork fight.

DIY or Call Us?

You can safely check a few things yourself: clear debris from the bottom track, check that the weep holes along the sill are open, and note where the door binds. What you should not do is pull the panel yourself. A typical ES sliding door panel weighs 150 to 220 pounds, and once it’s out of the track, it wants to fall. The rollers are under tension, the glass is not forgiving, and a dropped panel in a Miami home becomes a shattered tempered-glass cleanup and a far more expensive day.

If the door is binding, grinding, or not latching, call us. We stock the common ES rollers, handles, and lock sets on the truck, and a live person answers the phone 24 hours a day. That phone number again is (561) 489-4036.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."
