The residential workhorses here in Miami are the Estate Collection, Boca Raton Series, Key West Series, and the Clopay-CGI co-branded lines that show up in a lot of newer Dade County construction. The compatibility gotcha: each series uses a distinct reinforcement profile behind the panel face, so a bottom retainer from an Estate door will not seat correctly on a Key West panel even if the width matches. The panel label, usually a foil sticker on the inside edge near the bottom section or the top of the first intermediate stile, carries the series code and the Miami-Dade NOA number. Matching that label, not just the door’s overall width and height, is what separates a clean install from a door that fights the tracks for the rest of its life. We pull panels and hardware by that label every time, because guessing on a wind-rated door is how you end up with a homeowner filing a claim for a door that was never right to begin with.

On the OEM versus aftermarket question: CGI’s own replacement sections, track assemblies, and bottom retainers hold their Miami-Dade rating paperwork in order, which matters when an insurance adjuster is looking for documentation.   • Binding or grinding on one side during travel. This usually points to a failed roller carrier or a hinge that has pulled loose from the reinforcement stile, a common issue on Miami doors that see frequent high-wind cycles. The door keeps working, but the frame is taking stress it was never meant to carry.
  • Visible hairline cracks along the panel face or stile lines. Salt air and UV exposure in Miami do not crack CGI panels on their own, but a panel that has taken a glancing blow from storm debris will start showing stress fractures. Once the face skin separates from the reinforcement core, the panel loses its impact rating even if the door still opens.
  • Door no longer seals against the floor or side jambs. The bottom retainer on a CGI door holds a two-stage impact weatherseal.   • Door sags in the center when partially open. This is the torsion spring or cable system losing tension. It is subtle at first, a slight dip you notice from the street, but it means the weight of the door is no longer properly counterbalanced, which puts the opener and the pulleys under load they were never sized for.
