CGI window installation in Miami typically runs $85 to $145 per opening when an existing CGI frame is reused and only the replacement window assembly is set, and $300 to $750 per opening when the full frame, sill, and flashing are being pulled and re-installed. The honest picture is this. A CGI window is built better than most, but Miami has a way of finding the weak point in anything installed near salt air. The failure is rarely the glass itself. It is usually the hardware, the rollers, or the installation work done years ago by somebody in a hurry. We have pulled CGI windows out of Brickell high-rises and Coral Gables ranches where the glass was fine but the frame had shifted half an inch out of square because the original flashing was never sealed right. That is an installation problem, not a factory problem, and it is one we fix.

Which CGI Models This Applies To

We install and service CGI window assemblies across the manufacturer’s residential impact lines, including the Estate Collection, the Classic Collection, and the Sentinel series. If you are not sure which line you have, look for the CGI label etched into the corner of the glass or printed on a sticker along the top edge of the sash. It will show the model series, the impact rating, and the manufacturing date. Write down all of it before you call. That label tells us more in ten seconds than a photo of the whole window ever will.

One thing worth knowing up front: CGI frames are engineered to tighter tolerances than most non-impact windows. The rough opening was cut for the original frame, and in older Miami homes that opening has often settled, shifted, or been patched by a previous contractor. When we replace a CGI window, we measure the opening twice, not once, and we order to the actual measurement, not to what the old order form says. He reads a rough opening carefully before he ever orders glass, because an eighth of an inch in Miami means a window that binds in July and leaks in September.

Signs Your CGI Window Installation Is Failing

  • A latch that will not fully engage. The lock points are not meeting the keeper because the sash has drifted out of alignment. That drift often comes from a failed roller or a frame that has settled. It is not just an annoyance. In Miami, a window that will not lock is a window that will not hold its impact rating if a storm asks it to.
  • Visible corrosion on the hardware or the frame corners. Salt air works on CGI hardware faster than most people expect, especially in homes within a mile or two of Biscayne Bay. When the corrosion reaches the lock mechanism or the hinge points, replacement is usually cheaper and safer than trying to clean it back to life.
  • Water staining on the interior sill or drywall below the window. This means the flashing or the sealant has failed, not the window itself. In most Miami homes we inspect, the leak is at the top corners of the frame where the original installer rushed the flashing. The window comes out, the opening gets corrected, and the window goes back in.
  • Condensation or fogging between the impact glass layers. The seal between the panes has given out. Once that seal fails, the insulated gas fill is gone and the visual fog will never clear. The fix is a new glass assembly, not a new frame, which keeps the cost well below a full replacement.
  • A crack that begins at the edge and grows slowly. In impact glass, even a small edge crack means the structural lamination has been compromised. The window may still look like it is doing its job, but it will not perform to its rated standard when it matters. We replace cracked CGI panels as soon as they are found, not after the next storm season starts.

DIY or Call Us?

Here is what you can safely check yourself before you call. Confirm the window is not locked. Check whether the sash moves freely or hangs. Note whether the frame looks square to the naked eye. That is useful information for us. What you should not attempt on a CGI impact window is pulling the sash or the glass yourself. Impact glass is heavy and laminate-layered, and a dropped panel can injure a person and still be useless for reinstallation. If the frame itself has shifted or the rough opening needs correction, that is a two-person, level-and-shim job, not a weekend project.

How long should a CGI window installation last in Miami? A correctly installed CGI impact window will last 25 to 35 years in Miami’s salt air before the frame or seal starts to show real age, though the seals on south-facing windows can fail in 12 to 18 years due to heat load. The installation work itself, if flashed and sealed properly, should not be the reason the window fails at all.

Can a failing CGI window be repaired instead of replaced? Yes, in many cases. Failed glass assemblies get replaced while the frame stays. Hardware gets swapped. The frame only comes out when the flashing has leaked, the frame has shifted, or the rough opening needs correction. We will tell you which fix applies before we quote anything.

How long does the swap take? A replacement glass assembly on a standard residential CGI window usually takes 30 to 60 minutes once the part is in hand. A full frame re-install takes half a day. We order once we know your exact measurements, and lead time depends on the model and series.

Do you stock CGI parts or do I have to wait? We keep common CGI replacement hardware, rollers, locks, and seal kits on the truck for the most-installed series. If your window is an older or less common CGI model, the part is ordered OEM and we give you an honest lead time when we write the quote.
